Project Overview
Addressing the pressing need for high-quality temporary worker accommodation near Munich, Modbox Container successfully delivered a premium 4-unit modular housing development. The project demonstrates the viability of modular construction in answering urban housing shortages without sacrificing living standards. It serves as a benchmark for how quickly and efficiently comfortable residential infrastructure can be deployed using upcycled shipping containers.
Interior Layout & Amenities
Each housing unit was meticulously planned to maximize comfort and utility within a compact footprint. Utilizing 40ft High Cube containers to provide extra ceiling height, the interiors feel remarkably spacious. The layout features a fully equipped modern kitchenette with energy-efficient appliances, a private sanitary room with a walk-in shower, and distinct living and sleeping areas separated by smart storage partitions. Premium vinyl flooring, bright contemporary finishes, and strategically placed LED lighting create a warm, welcoming residential atmosphere that rivals traditional apartments.
Compliance & Construction
Despite being intended for temporary worker housing, the complex was engineered to meet strict permanent residential building codes. This included advanced thermal insulation—utilizing closed-cell spray foam and rigid PIR boards—conforming to stringent German energy efficiency regulations (GEG). Integrated fire safety measures, including fire-rated doors and intumescent structural paint, ensure the structures are legally permitted for long-term residential use. Furthermore, acoustic insulation was prioritized to ensure privacy and tranquility for the residents.
Rapid Deployment
By leveraging our prefabricated building techniques, site preparation and factory construction occurred simultaneously, halving the traditional construction timeline. The site in Munich was prepared with eco-friendly ground screw foundations while the containers were being fitted out in our facility. The pre-fitted units were lifted into place via crane and connected to local municipal utilities in a matter of days. This synchronized approach provided the client with immediate, turn-key housing infrastructure, ready for occupancy the moment the crane departed.
